The State eviction moratorium ended on August 6, 2021. Act 57 was signed into the law by the
governor and allows renters more time to seek rental assistance and work out agreements to
avoid eviction. The Act also sets up the opportunity for free mediation, which must be
completed before any court action. The courts can only consider summary possession cases for
those owing four months of back rent or more for the first 30 days, with those owing less
phasing in every 60 days.
